Review of design documents

Granlund’s supervisors review the design documents and check their technical implementation at the site. The review of design documents is carried out before the construction project is put out to tender so that any additional specifications can be incorporated into the documents. High-quality design documents reduce the total costs of the construction project.

Supervision planning

In the planning of supervision, we take into account the special characteristics of the construction project, assess the expertise and resources required for the project, and target inspection points precisely where they have the greatest impact on the technical quality of construction. Our supervisors prepare a supervision plan for the construction project before the start of the site.

Information management and process development

Establishing operating models for information management at the start of the construction project ensures that the data and information generated in the project is available to all parties to the extent they require.

Our supervisors make flexible use of various software for project management, site documentation, scheduling and cost management purposes in construction projects. We align with the customer’s and site’s needs and practices, or we can offer suitable solutions for use by the customer and site.

Our operating models include regular meeting practices, comprehensive and transparent reporting and communication, and methods that support cooperation.

Site supervision

Granlund’s supervisors take responsibility for the site supervision of the construction project’s structural, MEP and infrastructure works.

In the site supervision phase, we uphold the high-quality technical implementation of the construction project and its progress in accordance with the project’s goals. Our supervisors supervise the realisation of construction quality, monitor costs and schedules, process additional work and alterations, and take responsibility for the documentation of site supervision. Our supervision activities are rooted in strong cooperation with the customer and site.

Our supervisors also serve in HSE management, cleanliness management and humidity management in construction projects. We also provide dedicated experts for these roles.

Acceptance and approval of completed works

We plan the implementation of the acceptance phases of completed works. Operating models established at the start of construction, along with inspections during construction, provide a good foundation for the acceptance and approval of completed works.

Completed works are inspected, documented and approved prior to formal acceptance. Any deviations from the design documents or their implementation are reported and communicated to the various parties involved in the construction project.

We can also plan and implement operational assurance focused on MEP systems to ensure the functioning and quality of the systems during the commissioning phase and warranty period.

Warranty period

Our supervisors take responsibility for inspecting and reporting any defects and damages detected during the warranty period, as well as supervising the related repairs. The inspection of defects and damages during a construction project’s warranty period often takes place on a centralised basis, either approximately one or two years after the acceptance of the construction phase, and we adapt flexibly to the procedures and practices agreed upon during the project.

During the warranty period, we also carry out inspections and assessments of defects and damages reported by users. We can assess the functioning of MEP systems by means of separate operational assurance.
