How is a property condition assessment carried out?

Document and data review
Source material typically includes:
- previous condition assessments and surveys
- design documents
- repair history
- details of any known issues
- occupant interviews or shareholder surveys – which may reveal suspected damp or other hidden issues.

Site inspection
The site inspection is carried out by a team of one to three technical specialists in structures, HVAC and electrical systems, scaled to the size and complexity of the property.
The team carries out a physical inspection of the property, covering technical spaces, common areas and outdoor areas. Depending on the property, residential units and tenant spaces may also be inspected. The property owner, maintenance staff and occupant representatives may also attend and be interviewed for additional information.

Site report
The report is produced once all necessary information has been gathered, drawing on the broad expertise of our specialist teams for repair cost estimation.
