KONE maintenance data automatically transfers into Granlund Manager
25.11.2022 – The software integration between KONE and Granlund enables the automatic transfer of maintenance data from all KONE maintained elevators, escalators and automatic doors into Granlund Manager. The systems communicate seamlessly, which simplifies tracking and reporting for property maintenance teams.
KONE maintains approximately 1.4 million elevators, escalators and automatic doors worldwide.
“Sush a scale translates to responsibility for us to improve industry practices. Our development project with Granlund began from the needs of our shared customer HUS (Helsinki University Hospital in Finland),” says Anna Tiri, Director of the Maintenance Business Unit at KONE Finland.
The Hospital District of Helsinki and Uusimaa already relies on Granlund’s real estate management software, Granlund Manager, for monitoring and managing the maintenance of all its properties. The software integration between Granlund Manager and KONE’s maintenance data API brings the maintenance information of elevators, escalators and automatic doors into the same system as all other property maintenance data.
“Thanks to the integration, maintenance data is transferred to Granlund Manager automatically. All devices can be managed through one system,” says Markus Valjakka, Chief Solution Officer for software integrations at Granlund.
Both companies are driven by a shared aim to improve data flow across the property and construction sectors. The completed integration strengthens data transfer between all property types. Customers can now receive updated maintenance data at least once a day, compared to monthly or quarterly intervals in the past.

Less manual work with system-to-system communication
KONE’s own monitoring and control system sends information to Granlund Manager on faults, repair visits, predictive maintenance and regulatory inspections. This creates an up-to-date logbook in Granlund Manager where customers can easily view, for example, the reason for a specific maintenance task, the technician’s comments and whether the equipment is in service.
Valjakka notes:
The customer gains a clear overview of the entire equipment portfolio and can manage all reporting in a familiar tool, Granlund Manager.
Historical maintenance data from all KONE serviced devices in HUS properties has also been imported into Granlund Manager from 2019 onwards. “This alone illustrates how much manual data entry the integration removes.”
Aligned ways of working supported the integration project
The ease of the software integration positively surprised both teams.
“We were able to move forward quickly because both companies had already invested in developing their ways of working. For example, we are both committed to improving the service our customers receive through new partnership models,” Tiri says.
A shared approach to openness also contributed to smooth collaboration. Unelius notes that both organisations value transparency in how data is used and shared.
Software integrations often require opening traditionally internal systems to partners. “It was encouraging to see how quickly our developers found a common understanding, and within a few months we had a functioning integration that can be replicated for a wide range of property portfolios,” Unelius adds.

Going forward, connecting KONE maintenance data to Granlund Manager only requires agreement from the customer, KONE and Granlund on the information to be transferred. According to Tiri, the benefits become particularly clear in large portfolios where reliability and predictability are essential.

Customer needs will guide further development. The aim is to transfer more enriched and increasingly real time data between the systems.
“We are considering the transfer of long term upkeep planning data next, as it would support budgeting for long term asset management,” Tiri says.
