Improved energy efficiency in Citycon Nordic shopping centres
4.6.2018 – Granlund Manager has had a prominent role as Citycon’s shopping centres in the Nordics have succeeded in significantly improving their energy efficiency and functionality. Between 2012 and 2016, their total energy consumption decreased over 25% percent.

Citycon and Granlund have long worked together to meet the challenges of building maintenance and energy efficiency. A comprehensive cooperation agreement was signed in 2013 on energy management consulting and propertymaintenance software.
Granlund Manager is used in 35 shopping centres and other commercial facilities in Finland, Sweden and Estonia. The total leasable area of these properties is approximately 515,000 square metres.
TThere has been cooperation in various areas related to energy efficiency, such as energy reporting, continuous monitoring of energy efficiency, remote hourly reading of energy and water consumption and management of related data transfer arrangements, as well as re-billing of energy costs.
Among the applications of the Granlund Manager system are maintenance management and converting the building automation system’s measurement data into real-time property performance metrics.
Lower energy costs
The Trio shopping centre in Lahti, Finland, is one of the Citycon properties where Granlund Manager is being used in various ways. Granlund Manager has been used to ensure the right indoor conditions and energy efficiency at the shopping centre. This has involved, among other things, optimisation of the ventilation systems and examination of the automatic functioning of the alarm system for indoor conditions.
Hidden flaws and defects have been found and corrected before they have caused financial costs to the property owner. Property maintenance processes have also been reviewed together and improved where necessary.
We have managed to significantly reduce
the energy costs of our shopping centre. With
Granlund Manager, we are also able to maintain
optimal indoor conditions. In the summer, people
may often complain that air conditioning causes
a feeling of draught. But by cooperation and
accurate, room-specific monitoring, we have
found suitable, customised and energy-efficient
solutions for our customers.

Citycon has been monitoring the energy consumption in its properties for a long time, and Granlund Manager has helped make this process more efficient.

consumption monitoring process and made
our work easier. Now we no longer need to
search for information from different sources.
Instead we can easily compare data. And all the
information is stored in one place, which is a clear
advantage.
At Citycon, the targets for reducing energy consumption have been set to the year 2020. By that time, energy consumption should be dropping by two percent each year.
According to Haaranen, these goals can be achieved, for example, with the help of energy-efficient solutions such as the use of renewable energy. Here, too, she sees that Granlund plays a key role:
I believe that our cooperation with Granlund will be useful in this area also, because Granlund can provide us with objective data when we want to compare different options.

Good cooperation means that in Trio shopping centre the property technology works well. The conditions in the premises are effectively managed, and the users of the premises are satisfied.
Haaranen praises the high quality of Granlund’s services:
Granlund is extremely quick to respond, they know the property thoroughly, they are highly professional and are able to work in changing situations. When cooperation works well, as it has with Granlund, there are cost benefits for everyone.

Through Granlund Manager we also get a maintenance manual, which offers really good guidance to the service technician. Together with Granlund we have also developed the system to monitor maintenance quality. In this way, the maintenance manual and quality control can communicate with each other.
Haaranen goes on to explain, half-jokingly, that the division of labour has been successful; she says what the goal is and Granlund figures out how to make it all happen.
