In 2025, data centers business area grew strongly, which is reflected in the essential growth of the IT segment.

Design business
Granlund’s design services include MEP design, architectural design, structural design, and a range of special design services. The general market situation in the construction sector was reflected in the business, but the impacts were mitigated by the boom in data center development. Investments in large data centers were at an all-time high in Finland, and Granlund utilised the entire Group’s expertise in the projects more effectively than before.
Total net sales from the design business increased. Granlund maintained its market-leading position in MEP design and raised its profile in structural design and architectural design. The recession was reflected in demand in a few individual design disciplines, such as audio visual design and presentation technology, and energy efficiency projects.
Many design services were expanded geographically, and acquisitions were made in Finland and Sweden. Stacon strengthened Granlund’s electrical design, NQE strengthened structural and industrial design, and the Kauto Nikulainen acquisition strengthened architectural design.
During the year, Granlund began Design 2030 vision work aimed at the development of operating practices, tools and quality. This work was supported by timely preparation for amendments to the Building Act and the standardisation of information content. Granlund shared the updated Revit template free of charge for anyone to use, which supports the BIM requirements of the new Building Act. There was also demand for digital and data-driven competence in projects.
Granlund was recognised for its strong expertise with the Electrical Designer of the Year award. Credit for the good performance during the year belongs, above all, to the highly competent and committed personnel.
Competition for work was intense, but Granlund maintained its position as the market leader in MEP design. While business targets were not achieved in all areas, the large network of experts enabled the flexible sharing of resources across Finland. Granlund’s tendering activities were the most successful in tenders in which emphasis was placed on the quality of design.
In HVAC design, Granlund maintained its leading market position, although the Group had to compromise on its long-term growth and profitability targets in the prevailing competitive environment. The Group’s own operations were developed by standardising the information content of designs and improving the efficiency of project management, for example. The workload was characterised by daycare center, school and hospital projects, data centers and projects related to the security of supply, as well as long customer relationships with property owners and construction companies.
The year under review was an excellent period for building automation design. The role of automation has increased due to increased customer requirements with regard to managing the operations, energy consumption and conditions of properties. The significance of automation was discussed in projects at an increasingly early stage. There was also demand for smart building consulting, and industrial automation design was launched as a new service.
In electrical design, Granlund achieved its growth targets and strengthened its position as the market leader. The number of personnel in electrical design and special design services rose to nearly 400 following the Stacon acquisition. Regular customers and user-owners who appreciate quality and continuity in their design partner were emphasised in the order book. The first steps were taken in the expansion of services targeted at industry.
Special design services had a good year, and the recession was mainly evident in audio visual design, which is dependent on the cultural sector. Demand was particularly high for tele and security design, and fire engineering services were expanded to include fire safety design. Granlund also offers specialised design expertise in the areas of lighting, cleanrooms, refrigeration technology, securing electricity supply, professional kitchens and medical equipment.
The general market situation in architectural design was characterised by intense competition, and projects of all sizes attracted even the largest architectural firms. Challenging healthcare and educational buildings, as well as industrial and data center projects, were emphasised among the projects carried out during the year. The gradual reform of the Building Act also affected architectural design during the year.
Granlund’s architectural design business exceeded its net sales target, and the number of personnel rose to over 100. Net sales doubled when Raami Arkkitehdit merged with Granlund and the acquisition of Kauto Nikulainen arkkitehdit was completed. Granlund’s architectural design services are now offered in nine locations across Finland.
A separate strategy was created for architectural design at the beginning of the year. The aim is to become one of the three largest architectural firms in Finland by 2029. A quality audit of architectural design related to ISO certification and separate branding work were started during the year. Granlund’s strengths were identified as public construction and healthcare facilities, for example.
The market situation in structural design remained difficult, but Granlund’s business in this area was supported by strong customer work and the very busy data center market. They also enabled growth in line with strategic targets in a challenging operating environment.
Structural design services expanded organically during the year and, and acquisitions saw the business area expand to Lahti, Jyväskylä, Turku and Oulu. Key recruitment actions included the hiring of new structural design leads in Jyväskylä, Lahti and Turku. The acquisition of NQE brought 25 new structural design professionals to Granlund.
At the end of the year, structural design services were offered at 12 locations in Finland by approximately 80 professionals. In Sweden Granlund K-Lab AB is specialised in structural engineering. Projects for Granlund’s long-term customers, including data centers, public construction and projects related to national security, kept the structural design business busy during the year.
The strategy for structural design services was sharpened early in the year, and all structural design personnel had the opportunity to participate in drawing up action plans during Granlund’s first personnel event specific to the structural design business.

Areas of special expertise
Data centers became Granlund’s largest service area, providing work related to design, construction management and supervision, and project management. More than 300 experts are already working on data center projects in Finland and Sweden.
In the healthcare and hospital sector, the Tampere University Hospital modernisation project and Laakso Hospital continued to provide plenty of work, but no other major hospital projects are under way at this time. New business opportunities are presented by international markets, and Granlund developed the future of hospital design in the Integrated Hospital Design Alliance (IHDA), for example.
In 2025, Granlund gained a new foothold in industrial design and energy infrastructure projects. In late 2025, Granlund began to offer electricity network design all the way to the main grid level.
The strong growth of the data center market continued, and Granlund’s net sales and the number of personnel participating in data center projects increased considerably. New professionals were recruited for data center projects, including senior HVAC and electrical engineers and experienced project managers. In addition, the entire Granlund Group’s expertise was harnessed for the projects more effectively than before, and training was offered to experts from other businesses.
Granlund’s regional office network was an advantage as data center projects were increasingly launched outside the Helsinki Metropolitan Area. New design teams were established for the projects, and management was reorganised. The extensive project base and resources, as well as the flexibility and team spirit of the experts, also helped to adapt to the challenges that are characteristic of the data center industry, such as rapidly changing decisions regarding project start-up.
Subcontractors were used in data center projects approximately to the same extent as before, but Granlund’s own architectural and structural designers were also used to an increasing degree.
Price competition was intense in the hospital sector due to the recession in the construction sector and the end of major hospital projects. The number of new projects started was lower than in the previous years and, for the first time in many years, Granlund’s net sales from hospital design services decreased.
One positive development was the merger of Raami Arkkitehdit into Granlund, which complemented the provision of comprehensive services in hospital projects. Due to their size, Laakso Hospital and the Tampere University Hospital modernisation programme were exceptions in the order book, which was otherwise dominated by smaller renovation projects involving social welfare and healthcare properties. During the year, the hospital design business also focused on spatial reconfigurations of the wellbeing services counties’ properties.
Moving forward, growth opportunities will be sought in Europe, and Granlund conducted market surveys on several countries. The largest growth opportunities are seen in Poland, Ireland, Norway and Ukraine. The Integrated Hospital Design Alliance (IHDA) formed by Finnish hospital experts is already working on a pilot hospital concept for Ukraine.
Granlund has offered design services to customers in the industrial sector for decades, but the company began to develop its service offering and customer work more purposefully in 2023.
Net sales from design services for the industrial sector increased in 2025. Industrial designers were kept busy by factory expansion projects of various sizes, as well as maintenance and substation projects and data center projects. Granlund gained a new foothold in energy infrastructure design, such as electricity network design, energy storage solutions, power plant projects and electric boiler projects. Significant new framework agreements were signed during the year.
Many industrial customers appreciated Granlund’s comprehensive design, project management and expert service. There was a demand for special expertise in high-voltage systems, and new experts were hired for electricity network design, industrial automation design and piping design.
In addition to design services, industrial customers have been offered expertise in the form of sustainability and energy consulting, real estate management and the Granlund Manager software.

Construction management and supervision
In the construction management and supervision market, the focus at the national level remained on renovation activities. Due to its extensive renovation expertise, it was easy for Granlund to adapt to the situation, and Granlund became one of Finland’s largest construction management consultancies during the year. One acquisition was completed in Sweden, and services are now offered at 15 offices in Finland.
The construction management and supervision business area grew especially in international data center projects. New moves were also made in cleanroom construction, and framework agreements were signed in Finland and internationally. Construction management professionals were kept busy by both public and private sector projects, and the position in the industrial sector was strengthened.
The development of digital services for construction management was supported by the acquisition of the software company Derigo. Customer needs related to sustainable construction management were emphasised more than in previous years, and sustainability training on low-carbon construction management was organised for all of the personnel.

Consulting
Considering the challenging market conditions, Granlund’s consulting business had a good year. Towards the end of the year, many property owners became more active, the real estate transaction market picked up and the demand for condition surveys recovered.
In construction projects, development was slower. The economic slowdown continued to affect construction activity, which was reflected in sustainable construction consulting. Nevertheless, net sales from energy and sustainability consulting increased as a whole, and Granlund also maintained its market position in sustainable construction.
In real estate management, net sales increased and there was demand for sustainability strategies, low-carbon roadmaps and information management services. In addition to Finland, these were offered in Sweden and the Baltic countries. The number of experts increased in Ostrobothnia, Tampere and Kuopio. Customers in these regions were particularly interested in the new Property Manager service.
Demand for environmental certifications declined, but continuous services provided to regular customers sustained the performance of the business. Several new customer agreements were also signed during the year. The largest customers were real estate investors and public property owners, such as parishes. New moves were also made in the data center sector.
During the year, Granlund’s consultants developed not only their own expertise but also energy efficiency legislation and carbon footprint legislation in the real estate and construction sector. Cooperation within the organisation was also improved. Granlund’s data strategy was implemented in consulting services by launching new data-driven services. Nature footprint calculation and the circular economy were emerging themes.
The tight market situation began to ease after the summer. The volume of real estate transactions picked up, and international property investors became more active in Finland, which was directly reflected in Granlund’s workload. The need for condition surveys and due diligence services grew, which also contributed to an increase in the demand for other services.
In real estate management, the financial targets were largely achieved. In framework agreements and public procurements, information management services were emphasised, such as deployments of the Granlund Manager software and maintenance manual coordination. Granlund stood out particularly with its maintenance process consulting expertise and technical data analysis and reporting services.
In addition to the Helsinki Metropolitan Area, the demand for services grew in Ostrobothnia, Tampere and Kuopio. The new Property Manager service was of particular interest in these regions.
Strategic services were offered, as in previous years, primarily to municipalities and user-owner clients.
The market for energy and sustainability management for properties remained challenging, and price competition was intense. Changes to sustainability legislation also increased uncertainty related to the services.
Despite the challenging situation, Granlund increased its market share and exceeded its profitability targets. Continuous services provided to regular customers were of high significance, as were several new customer agreements.
The profitability of the business was improved by enhancing the efficiency of own operating processes, increasing expertise and developing data-driven energy and sustainability management. Experience was increased during the year through key recruitments, and customer projects were also carried out to some extent in Sweden, Denmark and the Baltic countries.
Property investors and public property owners were the largest customers. Demand was the highest for services related to energy certificates, MEP effectiveness, carbon calculation and sustainability strategies, in which Granlund has industry-leading expertise.
In the sustainable construction market, the level of construction activity continued to be affected by the economic slowdown. It was also reflected in the demand for sustainability management in projects and increased price competition.
In a challenging market situation, services related to sustainable construction fell short of the net sales target, but the market position was maintained, and the focus during the year was on the development of operations. Experts in this service area also increased their cooperation with Granlund’s other businesses. The positive aspects of the year were that there were no major changes in the personnel, and customer satisfaction remained excellent.
In addition to sustainability management for construction projects, the services implemented for customers included low-carbon roadmaps and environmental product declarations. Examples of emerging themes included nature footprint calculation and the circular economy. There was also a growing need for expertise related to climate assessments stipulated by the Building Act.
Sustainable construction experts actively participated in the development of the real estate and construction sector and in national legislative work.
As in the previous year, the market for energy efficiency projects reflected the cuts in state energy aid and the challenging economic conditions in the real estate and construction sector.
As the energy transition has progressed, many energy companies have abandoned combustion-based energy, and renewable energy production has increased significantly. This has increased the need for flexibility in the energy market and created lucrative opportunities for property owners.
Indeed, participating in the reserve market for electricity was a topic of interest for many property owners, and Granlund’s energy experts helped them generate additional returns on their investments through consulting related to the energy transition. Nevertheless, the year was financially challenging and the net sales target was not achieved.
Granlund reacted to the situation by increasing sales efforts, training the personnel and offering different project models to clients. Properties in the commerce sector, industrial construction and projects related security of supplies were emphasised in the order book.

Software business
The general market situation for real estate software was similar to the previous year and, for many property owners, software presented a means to improve the efficiency of operations and develop business intelligence. Although competition increased, Granlund Manager increased its market share as Finland’s most widely used real estate management software.
Granlund’s software business had the best year on record in terms of total sales, at the regional level and also internationally. Approximately 60 new customers were acquired during the year, representing different customer groups ranging from municipalities and cities to parishes, central government and industry, as well as hotel and retail chains. Public procurement picked up considerably after a couple of slow years.
In addition to Finland, sales efforts were successful in Sweden, Denmark and the Baltic countries. In Sweden, Granlund hired its first sales representative and won significant new customer accounts. Investments were also made in marketing communications in Finland and Sweden. Different software products were packaged more cohesively into a single property lifecycle management solution.
The acquisition of the software company Derigo was one of the most significant events of the year. The Pro3 software and the Timbal product family complement Granlund’s software products with project management solutions.
New features, such as waste data management, were also developed for Granlund Manager. The information security of software was strengthened further.
The annual Granlund Manager user event attracted a record-breaking audience to a seminar venue in historic Suomenlinna. Ecosystem partners participated in the event for the first time. Granlund works together with its partners to digitalise the real estate and construction sector with complementary software solutions.

Business operations in Sweden
Granlund has five companies in Sweden, specialising in electrical design, HVAC and energy design, structural design, construction management and supervision and data center design and consulting. Operations in Sweden began in 2020, when Granlund Sweden AB was established. Since then, the operations have been expanded to include Granlund Stockholm AB, Granlund K-Lab AB and, in 2025, Coordia Consult AB and Umeå Projekt Team AB.
The Swedish companies employ a total of approximately 100 experts. There are offices in Stockholm, Umeå, Örnsköldsvik and Lidköping, as well as operations in Malmö and Gothenburg. The operations in Sweden have been primarily expanded through acquisitions, but recruitment has also taken place. An extensive recruitment campaign was carried out in Sweden in late 2025 to seek experts for a wide range of positions.
Customer satisfaction and project feedback
At Granlund, customer satisfaction is measured continuously by means of project feedback surveys and a more extensive customer relationship survey every two years. It was last carried out in autumn 2024 and the next one will take place in 2026.
In spite of the general economic conditions in the construction sector, the project feedback provided by Granlund’s customers remained at a very good level, and the NPS figure rose to 70 (65 in 2024). Customers felt that the cooperation is even smoother (9.21 > 9.25) and also adherence to schedules (8.83 > 8.87) and customers’ willingness to recommend (8.85 > 8.94) improved.
The experience of Granlund’s expertise decreased slightly (9 > 8.95), but a view of Granlund as a professional partner emerged in the open-ended responses.


Continuous improvement through self-assessment
From the beginning of 2025, project feedback was requested from Granlund’s project teams in addition to customers. Mirroring the experiences of experts against customer feedback facilitates continuous self-assessment and monitoring of the quality of operations. It is also possible to react quickly to targets for development.
During the year, the focus was on the development areas identified in the previous year’s customer relationship survey. Increasing communication internally and towards customers emerged as the most important development area. Customer satisfaction with the quality of Granlund’s services was developed by, for example, improving customer communications, harmonising onboarding practices and intensifying internal cooperation in projects.
The cooperation and flexible resource allocation of Granlund’s experts was supported by the merger that took place in 2023. Since then, all of the regional offices that previously operated as separate companies have been part of Granlund Oy. This has provided customers with even better access to Granlund’s entire extensive network of experts.
